Getting ready in the farmhouse, vows on the hill, dinner in the barn, and a ten o’clock send-off planned rather than wished for. Here is each piece, with its numbers.

The farmhouse parlor
The getting-ready room: good morning light, long mirrors, a steamer, and a door between you and everything being set up. It is inside the farmhouse, so the kettle and the quiet are both close.
Setup happens without you
On a weekend buyout, setup access starts 10:00 am Friday and the rehearsal hour is Thursday evening. Saturday morning belongs to the parlor, not to carrying chairs — that is what our setup crew is for.
Late afternoon
The ceremony, on the hill
Chairs face west down the valley, where the evening light goes.
A mowed accessible path to the top — longer, never lesser.
Amplification on the hill is ceremony sound only — vows carry, playlists wait for the barn.
Dogs are welcome at the ceremony on a leash with a named human responsible. The walk back down to the barn takes four minutes and is the part photographers ask about in advance.

Amplified music ends 10:00 pm outdoors, 11:00 pm inside the barn. The township sets no curfew — we do, because we live here.
Food and the bar
Bring the caterer you want — we built them a real kitchen
The barn annex has a genuine prep kitchen: commercial fridge, warming ovens, stainless benches and a wash-up line, built so a caterer can serve 150 without a tent kitchen. We keep a one-page list of the eight vendors who know the room, and you are welcome to ignore it — any licensed, insured caterer or bar service works here.
The bar runs through a licensed and insured bar service — no self-service kegs, no cash bar without a licensed operator. We can name three that know the barn.

What comes with the farm
Included so a couple doesn’t hire it twice: tables, chairs, the permanent string lighting, band power, guest restrooms, and setup and teardown.
Tables
Twenty 8-ft oak farm tables, plus 12 cocktail rounds.
Chairs
150 crossbacks — the same chairs on the hill and in the barn.
Lighting
String lights in the barn and along the creek path are permanent.
Power
Band and caterer power on the farm feed. Generators are neither needed nor permitted.
Restrooms
The barn’s event restrooms, step-free on compacted gravel.
Setup crew
Tables and chairs set to your plan, and everything struck by noon Sunday.
If it rains
The rain plan is the barn, and it is not the sad version
The ceremony moves under the hay-door gable and dinner seats 120 in the barn — the couple who told us the rain plan “made us feel better, not worse” got married in it. Covered capacity is 120 seated; above that we talk marquees on the meadow at contract, not on the morning.

The rules a couple asks about, answered up front
Alcohol
Yes, through a licensed and insured bar service. No self-service kegs.
Music curfew
10:00 pm outdoors, 11:00 pm in the barn. Firm, because we live here.
Open flame
Candles enclosed in glass. The creek fire rings are ours to light. No sky lanterns, ever.
Dogs
At the ceremony on a leash with a named human. Overnight in the pet cabins.
Confetti
Birdseed, bubbles and real petals. No confetti, glitter or rice — it ends up in the creek.
Insurance
One-day event liability of $1,000,000 naming the farm as additional insured.
Accessibility
Barn, restrooms and terrace are step-free; the hill has a mowed accessible route; one cabin is fully accessible.
Access times
Setup from 10:00 am Friday, rehearsal hour Thursday, everything out by noon Sunday.

Money, plainly
Deposit, balance, and what cancelling means
$1,500 signs the contract and holds the date; the balance is due 60 days out. The damage deposit is $500, refundable, returned within a week of the event.
The date-hold deposit is refundable in full to 180 days out. Inside that we keep it — but if we rebook your date, we refund everything except $250. Every number, in one place.
